The Cottages in Deer Valley UtahToday we had the opportunity to attend the bi-weekly Deer Valley, Utah real estate broker tour featuring approximately nine properties located throughout the Deer Valley real estate market area.  Each home was open and available for the various Deer Valley luxury brokers to tour.  At Jim Barth & Associates, we make it a priority to visit each Deer Valley property featured on the tour.  As we visit each home, we rank the residence from a Negative “2” to a Plus “2” based on variables such as location, overall quality of structure, level of finish, value, etc.  This information is then input into our proprietary database for purposes of determining a number of market variables applicable to the overall Deer Valley real estate market.

This past Wednesday, only one property was of quality and character to receive a Plus 2 ranking, as follows:

This past Wednesday, unfortunately only one property was of quality and character to receive a Plus 2 ranking:

7915 Aster Lane, Knoll at Silver Lake, Deer Valley:  This cozy 5,800 square foot townhome is located in the gated community of "The Knoll in Silver Lake Village." It’s just a short walk to the ski lifts, restaurants and shops at Silver Lake Village.  The views are spectacular of the Bald Mountain ski trails of Deer Valley. The seller is the original owner and completed extensive renovations just a few years ago.  There is plenty of privacy for family and friends, with six bedrooms, six bathrooms, a grand great room with wood burning fireplace and high ceilings, spacious dining area, built-in wet bar, luxurious master bedroom with an inviting fireplace, an oversized office and indoor hot tub room.  $2,590,000

Deer Valley Real Estate Broker Notes: Ridgepoint, Deer Valley, Utah

Ridgepoint in Deer Valley UtahLate last week, we had the opportunity to visit the Ridgepoint neighborhood located in the Silver Lake area of Deer Valley.  There are five condominiums on the market currently, ranging in price from $579,000 to a ridiculous $969,000.  All are three bedroom, two to three bath models and range from 1,575 to 2,137 square feet. 

Of the five, only two received a “Plus One” ranking and none received a “Plus 2”, which is reserved for superior opportunities in terms of quality, condition and value.  Ridgepoint #126 offers an interesting opportunity.  It is a three bedroom two bath model and has been recently renovated throughout.  It also offers excellent ski access.  This condominium is bank owned and, in our opinion offers the best value in Ridgepoint, Deer Valley.  Another interesting model is Ridgepoint #115, a larger 2,137 square foot, three bedroom, three bath model listed at $795,000.  This condominium offers excellent views and very good ski access, is an end unit and was the original developers own residence that was enjoyed by he and his family for a number of years.  A negative of Ridgepoint 115 is that the property is in need of interior renovation, including furnishings, counters and appliances.  However, due to the attributes of Ridgepoint #115, this should be considered by any potential buyer

Deer Valley Real Estate Broker Notes: Cache at Silver Lake, Deer Valley, Utah

Cache at Silver Lake in Deer Valley UtahToday we toured the Cache at Silver Lake neighborhood, located in the Silver Lake area of Upper Deer Valley.  There are currently three Cache at Silver Lake models listed for sale, ranging in price from $990,000 to $1,050,000, with sizes ranging from 2,700 to 3,353 square feet.  All three of these townhomes received at least a “Plus One” ranking and should be considered by any potential buyer.  We would, however, like to point out Cache at Silver Lake #12, which received the highest ranking of the group.  Although located on the Royal Street side of the neighborhood, the townhome is well shielded from the road.  It is a three bedroom, four bath model of 2,705 square feet priced at $990,000.  The finishes have been updated and the owner has recently remodeled the kitchen with new cabinets, counters, and appliances.

Deer Valley Still Focused on Main Street Gondola

Silver Lake Village in Deer Valley, Utah According to an article in today’s Park Record, Deer Valley Resort is continuing to research the possibility of building a gondola that would link its slopes to Main Street, Park City.  This idea was discussed earlier in the year, but has not been talked about publicly since then.

Bob Wheaton, president of Deer Valley Resort, said that Deer Valley is researching a few spots in Silver Lake Village as the location for one of the terminals.  Although he did not provide details, he indicated that the Silver Lake terminal does not need to be located on the ski slopes themselves.  Additionally, he noted that the gondola would be used during both the summer and the ski season.

Deer Valley also sees the Brew Pub parking lot, which is owned by City Hall, as the location of the terminal on Main Street. "I think that we made a lot of progress, but there hasn't been anything concrete," Wheaton said.              

According to the article, Deer Valley and Park City officials would eventually need to reach an agreement if the resort wants to locate the terminal at the Brew Pub lot. Some options would be Deer Valley purchasing or a leasing the needed land. The resort and Doppelmayr, a manufacturer that could be hired to build the gondola, have also been in discussions.

Although details of the route between Deer Valley and Silver Lake have not been finalized, Wheaton said that the resort is most interested in a route that runs from Silver Lake Village, down a line roughly parallel with Marsac Avenue and into the Brew Pub lot. The route envisions the gondola running along the east side of Marsac Avenue, and it has been seen as one of the most promising given its longtime status as a transportation corridor. Marsac Avenue is also a residential street along the stretch closest to Old Town. So far organized opposition has not been formed.

Wheaton indicated that a gondola could be opened for the 2014-2015 ski season. He said there has been widespread support from Main Street's leadership, people who own homes in Silver Lake and Old Town residents. He also stated that he has not received a negative comment.

If a gondola is built between Deer Valley and the Brew Pub lot, it would serve as a second skiing bookend to Main Street, something that would give Deer Valley and Park City a competitive advantage.  We’ll keep you posted as more detail emerges.

Deer Valley Real Estate Broker Notes: Aspen Hollow, Deer Valley, Utah

Aspen Hollow Townhomes in Deer Valley UtahYesterday we visited the Aspen Hollow townhome neighborhood located in the Silver Lake area of Deer Valley to tour the various properties available for sale.  There are currently four townhomes available, ranging in price from $1,295,000 to $2,100,000, with both four and five bedroom floor plans.  Sizes range from approximately 3,200 to 4,400 square feet.  Although none these properties currently listed achieved our “Plus 2” rating, there are two of the townhomes that should be noted, as follows:

  1. Aspen Hollow #9, Deer Valley:  This townhome could provide for an interesting opportunity for the right buyer, one that would like to create their own living environment. Aspen Hollow #9 is a five bedroom, six bath, 4,400 square foot model listed at $1,600,000.  In our opinion, Aspen Hollow #9 provides the best floor plan and ski access of the group.  It is also completely unfurnished and inferior in quality of condition, although priced somewhat to reflect this fact.  We believe that there could be a good probability that there will be some additional negotiating room on the list price, since the property has been on the market for quite some time.  On a side note and well represented by Aspen Hollow #9, we believe the opportunity provided here is being repeated throughout the Silver Lake area of Deer Valley.  What we mean by this is there is an abundance of well-located inventory available in Silver Lake Deer Valley, however this inventory is older and in need of updating and/or complete renovation.  Case in point would be this model, priced at $1,600,000, assuming the purchase price would be somewhat discounted from this list price, and further assuming renovation would cost approximately $200,000, one could obtain a brand new 4,400 square foot townhome with excellent ski access for a cost considerably less than a number of much smaller, newer properties currently on the market.  It is simply a matter of deciding that the values presented by this older product outweigh the inconvenience of living through a renovation project.  We believe that this scenario will provide the greatest return on both monetary investment as well as personal enjoyment to our buyers in the coming years.
  2. Aspen Hollow #1, Deer Valley:  This is a four bedroom, five bath model of 3,770 square feet, furnished quite nicely, and listed at $1,650,000.  Very nice views, but more indirect ski access than a number of the other Aspen Hollow listings.  For a move in condition townhome, this Aspen Hollow should be considered.

The Belles at Empire Pass at Deer Valley ResortLast Wednesday we held our Deer Valley, Utah broker tour featuring 20 properties located throughout Deer Valley.  As we tour, we rank properties from a Negative “2” to a Plus “2” based on variables such as location, overall quality of structure, level of finish, value, etc.  This past Wednesday, only three properties received a Plus 2 ranking, as follows:

  1. La Maconnerie #5:  A four bedroom, five bath model with excellent ski access to Deer Valley’s Success ski trail.  Very good views of Deer Valley ski slopes. Remodeled in 2011, and features full bath for each of the bedrooms, large deck with hot tub, outdoor dining and heated BBQ setup, whole home iPod ready music system, gourmet kitchen with professional grade appliances, etc. Due to their popularity, La Maconnerie townhomes do not come onto the market very often.  $2,750,000.
  2. 14 Lucky Star Drive, BelleArbor:  This BelleArbor townhome provides a very good mid-mountain location with easy ski in/ski out access to Deer Valley ski trails.  Vaulted ceilings, wonderful views, top of the line finishes, Wolf and Subzero appliances and large great room.  Close proximity to the restaurants and shops in Silver Lake Village at Deer Valley.  Private hot tub, two car garage, four bedroom suites. $2,750,000.
  3. 59 Silver Strike Trail, #4 The Belles at Empire Pass:  The marketing message for this new Deer Valley neighborhood is the "Belle of the Ball" in Empire Pass, and I really must agree.  It is being developed by the same highly respected development team that brought us BelleAire, BelleArbor, Bellemarc, Bellemont, Belleterre and Bellevue.  This is a new mountain modern community that is located in the heart of Empire Pass at Deer Valley, with a total of 17 Residences.  The Tower Club membership (deposit included in the purchase price) is within walking distance of the Belles at Empire Pass.  $6,295,000.
